Teachers Buying a Home This Summer: Why One Paycheck May Not Tell the Full Story

Summer can be an ideal time for teachers to buy a home. The school year has ended, schedules may be more flexible, and there may be enough time to move before classes begin again.

But summer can also create some confusion during the mortgage process, especially when a teacher’s paycheck looks different from what they receive during the school year.

The good news is that an unusual summer paycheck does not necessarily prevent you from qualifying for a mortgage. Your lender may simply need more information to understand the full picture.

 

Why a Teacher’s Summer Paycheck May Look Different

Teachers can be paid in several different ways. Depending on the school district and employment contract, an annual salary may be distributed over 9, 10, or 12 months.

Because of this, the amount deposited into your account during the summer may not accurately represent your regular annual income. You may receive a smaller payment, a larger payment, several payments at once, or no regular paycheck during certain weeks.

If a lender looked only at one summer deposit, it might not tell the complete story. That is why the mortgage review may include your annual salary, pay schedule, employment contract, and expected employment for the upcoming school year.

 

What Your Lender May Need to Review

When reviewing your income, the lender will generally want to understand two things:

  1. How your annual salary is paid throughout the year
  2. Whether your employment and income are expected to continue

The exact documents required can depend on your employment arrangement, loan program, school district, and individual financial situation.

Your lender may ask for documents such as:

  • Your current employment contract
  • Your official pay schedule
  • Your most recent paystub
  • Your upcoming school year contract or salary information
  • Additional employment verification from your school or district

Having these documents ready can help your lender evaluate your income more efficiently and identify any additional requirements early in the process.

 

Do Not Choose a Closing Date Based Only on the School Calendar

It is completely understandable to want to close and move before the next school year begins. However, your preferred moving date should not be the only factor guiding your timeline.

Before making an offer or committing to a specific closing date, ask your lender to review your income and employment documentation. This can help you understand whether your timeline is realistic and what may be needed to complete the mortgage process.

An early review may also give you time to obtain an updated contract, request verification from your employer, or address any questions before you are under a tight deadline.

 

A Little Preparation Can Make the Process Easier

Teachers spend much of the school year planning for everyone else. Buying a home deserves that same level of preparation.

If you are hoping to purchase a home this summer, start the mortgage conversation as early as possible. Bring your employment contract, pay schedule, recent paystub, and any available information about the upcoming school year.
